Steer helps secure approval for Canary Wharf Group’s North Quay masterplan

Canary Wharf Group has secured a resolution to grant planning permission for a significant masterplan at the North Quay site.

We are delighted to announce that Canary Wharf Group has secured a resolution to grant planning permission from the London Borough of Tower Hamlets (LBTH) for a significant 355,000 sqm (GIA) masterplan at the North Quay site, adjacent to the Elizabeth Line (Crossrail) station. This Net Zero Carbon masterplan provides the flexibility to build between 150,000 and 240,000 sqm of offices and between 30,000 and 150,000 sqm of residential space, together with significant waterside retail and with hotels, student accommodation, co-living and other uses also permitted.

The Allies and Morrison masterplan significantly enhances connections with South Poplar and east-west cycle connectivity whilst extending the old Quayside from West India Quay to Billingsgate in the east and providing two acres of new open spaces. It will positively contribute to the truly mixed-use and vibrant 15-minute community created at Canary Wharf.

Steer has supported the latest proposals since 2019 in helping to shape the masterplan, providing highway access, servicing and waste management design advice, informing the cycle and accessible car parking arrangements and producing a suite of transport documentation to support the planning application. We have also led extensive consultation with TfL and LBTH Highways through pre- and post-application discussions to achieve their support for the proposals.

The application will now be referred to the GLA, with the project's first phase progressing shortly.
